December sales at 18 were about average and so was inventory at 35. It was taking an average 36 days to see a detached home here in December also around average but 40% of those homes were in escrow in ten days or less suggesting well priced homes can sell fast. Last year 256 homes were sold compared to 221 sold in all of 2015.

January sales for detached homes at 33 was slightly above average over the last five years but inventory was the lowest by some distance since 2013 at 48 now and 76 12 months ago. Good sales and low low inventory should create a seller’s market.

Sales in December fell to 37 well below recent averages for this time of the year. There was one short sale. Inventory was as low as we saw in December 2012 at 43 just before we had a “mini” boom in 2013. It was 145 in January 2011. There were 620 detached home sold in 2016 compared to 602 in 2015.
