November saw a very dramatic drop in sales to numbers we have not seen in over three years. We also saw distressed sales jump up 10% highest figure in a year. Homes are taking longer to sell generally and whereas we saw 50% of homes and sometimes more selling in 14 days or less this has now has dropped to more like 25%. It still means a well marketed and priced home can sell quickly but that is now an increasing challenging in North County. While inventory also crept down again we look like starting 2015 with twice the stock of detached homes we had at the start of 2013 a year that witnessed a mini “boom”. So do we have a buyers or sellers market? It may be the Holiday season that normally depresses the market and let’s hope that;’s the only reason as we head towards Christmas and the New Year.
