July 2012 continued the upward move in homes sales (all data here is about detached homes) and the reduction in inventory. We started tracking this data in January 2009 and the sales figure is the highest since we started and the inventory is the lowest. Distressed homes (the number of short sales and bank owned homes as a % of total sales) has dropped to the lowest level in June but crept up to 36% in July. Some zip codes are much lower then this as with Encinitas and most of Carlsbad.
Below is a table showing the total sales for detached homes in Carlsbad, Vista, Encinitas and Oceanside zip codes (ex 92058 in Oceanside). Distressed homes is the percentage of homes sold that were short sales or bank owned. Active is the number of homes for sales at the beginning of the month. The “inv/month” column simply divides how many homes were for sale (active) by how many were sold in the last month.
